The Government planned to introduce Home Information Packs throughout England and Wales from 1 June 2007.

On the 22nd May 2007 the government announced that there would be changes to how HIP’s were to be implemented and to the regulations.

The government decided to 'roll out' Home Information Packs in three separate stages:
August 1st 2007- Four Bedroom
September 10th 2007- Three Bedroom
December 14th 2007 - Full 'Roll Out' For All Properties

All properties that are new to the market are now legally required to have commissioned a HIP before they commence marketing the property.

EPC graphs must be incorporated into the written sales particulars once they have been completed. A copy of the EPC graph can easily be sent to you by e-mail once the survey has been completed. You may then manipulate the size (as long as it is deemed legible) and add them to your particulars.

Home Information Packs are designed to take away a large part of the uncertainty involved in the early stages of selling, thereby reducing stress and improving the selling process. The packs will provide key information needed by home buyers and sellers at the start of the process, enabling people to be better prepared before they make a decision and negotiate terms.

In addition, through the provision of information to buyers in an easy-to-use format, with details pertinent to their decision-making process, it is expected that transaction times will be reduced as well as transaction failures.
